Thank you for taking the time to explore our villa, Florida Delight/Watersong Villa Rental, located on the beautiful Watersong Resort in Davenport, Florida. We are Nichola and Richard, and we’ve been proudly welcoming guests to our home for over twelve years, ever since we built the villa from plan in 2014.
Exceptional customer care is at the heart of everything we do. We understand how important it is, when investing in a holiday, to feel complete confidence in the people you’re booking with. Equally, as owners, it’s essential for us to know that our home is cared for to the highest standard. That’s why we partner with Homes of America, our trusted local management team in Orlando.
Lynn, Dave, and Ed handle every aspect of cleaning, maintenance, and day‑to‑day management with professionalism and pride, ensuring the villa is always perfectly prepared for your stay. LOUNGE
As you step into Florida Delight, you’ll arrive in the first of two spacious downstairs sitting areas.
This welcoming lounge is beautifully arranged with two comfortable three‑seater sofas, an armchair, coffee table, and soft lighting. A wall‑mounted TV with Netflix—added at the request of a previous guest—makes this a great spot for families. Many guests tell us how useful it is for children to enjoy cartoons or a favourite film here while the main 65‑inch TV in the family living area is being used for sports or evening entertainment.
Just off the lounge is a convenient bar area, ideal for preparing snacks, pouring drinks, and keeping everything close to hand. This is also where you’ll find our collection of board games, playing cards, and a selection of local attraction leaflets and booklets to help you plan your days out. In the lefthand cupboard you’ll discover a small library of books that either we have passed on or have been kindly left by previous guests. You’re very welcome to borrow one during your stay—or leave a finished book behind for future visitors to enjoy and if you don't get chance to finish a book before your holiday ends feel free to take it home with you to keep.
For games nights, the lounge offers a circular table with four chairs—perfect for cards or smaller games. For larger family games, the spacious dining table nearby provides plenty of room for everyone to join in.
A downstairs toilet with vanity unit is also conveniently located on the ground floor.
FAMILY LIVING ROOM
From the lounge situated at the front of the villa you will wander through into the wonderfully spacious open kitchen, dining and family living area.
Large patio doors give the family living room direct access and views onto the pool area and also bring in a lot of natural light.
The family living room overlooks the outside pool area and is the perfect place to relax and enjoy a film on the large 65 inch 4K TV which has superb picture quality and is fantastic for sports fans or watching a good film. We have all the major US, UK and European networks as well as Netflix available on any of the nine televisions available throughout the villa.
Just sink into the large, luxurious sectional seating area for laying back and relaxing.
We have provided a telephone for your convenience for free local calls within the US and also Canada. Our local management company run by Lynn, Ed and Dave are the people to call first if there are any issues whilst you are staying at the villa. Their number is found within the white property folder located downstairs in the villa.
DINING AREAS
The impressive indoor dining table is a real centrepiece, comfortably seating up to 12 guests.
Positioned with lovely views over the pool area, it offers the ideal setting for more formal meals or for those moments when you prefer the cool comfort of air‑conditioning rather than dining outdoors. Located conveniently next to the kitchen, it makes preparing and serving meals effortless. Stylish overhead light fittings allow you to adjust the brightness to create exactly the right mood and ambience for any occasion.
For casual bites or a relaxed coffee, the breakfast bar offers four comfortable stools, perfect for chatting while meals are being prepared. There is also a smaller table with four chairs in the front lounge, giving you even more flexibility. Families travelling with young children will find a high chair available for use.
Of course, Florida living is all about the outdoors, and the patio area at Florida Delight gives you plenty of choice. There are two outdoor dining spaces to enjoy. One sits beneath the covered lanai, offering welcome shade during the day and a lovely spot for evening meals. Across the pool deck, another dining table with chairs and an umbrella provides a sunny breakfast setting—many guests love sitting here in the morning, watching the birds and squirrels in the surrounding trees.
The patio layout is wonderfully flexible, with space to move tables and chairs to suit the size of your group or your preferred seating arrangement. A spare table under the canopy stores the outdoor cushions overnight. We’ve also added additional privacy screening so you can fully enjoy outdoor living without ever feeling overlooked.
As night falls, the pool deck becomes truly magical. Solar lighting around the deck and soft floodlighting in the pool create a beautiful, twinkling atmosphere—perfect for evening meals, relaxed drinks, or even a peaceful swim under the stars.
KITCHEN
With generous space, granite worktops, and high‑quality appliances, the kitchen at Florida Delight is designed to make home cooking and entertaining a pleasure.
It truly feels like your own state‑of‑the‑art kitchen for those times when you want to “eat in” and enjoy a relaxed meal together.
The kitchen is superbly equipped with every modern convenience, including an American‑style fridge‑freezer with ice maker, a large oven, a two drawer Ninja air fryer, microwave, dishwasher, toaster, blender, electric kettle, and even a waffle maker. You’ll also find an Instant Pot—an electronic pressure cooker and slow cooker in one—which is ideal for preparing a quick family meal or setting dinner to cook slowly while you’re out enjoying a busy day at the parks.
Every piece of crockery, cutlery, cookware, and utensil you might need is provided. For safety around the pool, there is also a complete second set of stylish, high‑quality plastic plates, bowls, and glasses.
As a keen cook myself, I’ve tried to ensure the kitchen feels like a true home‑from‑home, with everything you need to make cooking easy, enjoyable, and stress‑free.
UTILITY AREA
A large washing machine, separate tumble dryer and iron are all discreetly housed within a double cupboard on the spacious upstairs landing. The ironing board is located inside the walk-in closet in bedroom number 1. If you prefer not to tumble dry items there are two wooden clothes dryers outside by the pool which are useful for hanging wet towels and swim wear on too.
Having these facilities on hand makes holiday life so much easier—you can keep on top of any laundry during your stay and pack fewer clothes, leaving extra room in your suitcases for those irresistible purchases from Florida’s many shopping malls.
Directly opposite, you’ll find a generous towel cupboard, ideal for replacing bathroom towels or grabbing fresh ones for the pool whenever you need them.
GAMES ROOM
The villa features a fantastic games room equipped for hours of entertainment.
You’ll find a full‑size pool table, air hockey, and table football, along with a wall‑mounted 40" Samsung HD TV and a Bluetooth sound bar for music or background entertainment.
Two raised bar stools with a high table create a great spot to sit back with a drink while watching the action unfold. Overhead ceiling fans help keep the room cool, ensuring everyone stays comfortable while enjoying a bit of friendly competition.
BEDROOMS AND BATHROOMS
The villa offers six beautifully presented bedrooms, comprising two king suites, two queen suites, and two twin‑bedded rooms. Each king and queen suite has its own adjoining bathroom, while the twin rooms share a bathroom with separate private access from each bedroom. All bedrooms, along with the loft area and games room, feature integrated ceiling fan/lights for added comfort.
Your beds will be made up with fresh, high‑quality, stylish linen before you arrive, and all bedding and towels are provided for your stay.
Every bedroom is equipped with its own 32" TV, giving everyone the option to unwind with their favourite shows at the end of the day.
Each bathroom includes its own hairdryer, helping everyone get ready quickly in the mornings so you can make the most of your time in Florida. All bathrooms feature upgraded, high‑quality shower units with doors, and the two master bathrooms also include full‑size bathtubs—ideal for families with younger children who prefer a bath to a shower.
MASTER BEDROOM #1
Located at the rear of the villa, this beautiful bedroom enjoys peaceful views over the woodland area behind the property.
It’s a wonderfully tranquil space to wake up in each morning.
The room features a king‑size bed, two nightstands with lamps, and a TV for relaxed evening viewing. A stunning walk‑in closet offers an exceptional amount of storage, making it easy to unpack and feel completely at home.
The ensuite bathroom is spacious and well appointed, with two washbasins, a full bathtub, a separate shower, and a hairdryer. The toilet is conveniently located in its own private area within the suite.
MASTER BEDROOM #3
Located at the front of the villa, this stylish bedroom features a comfortable king‑size bed, complemented by two nightstands with lamps and a TV for relaxed evening viewing.
A large wardrobe provides ample storage space for your stay. The ensuite bathroom includes a vanity unit, full bathtub, shower cubicle, and hairdryer, with the toilet conveniently situated in a separate private area within the suite.
QUEEN BEDROOMS #3 AND #4
Each of the queen bedrooms is furnished with beautiful white furniture, creating a bright and stylish atmosphere. Both rooms feature a comfortable queen‑size bed, two nightstands with lamps, a TV, and large wardrobes offering plenty of storage space.
Each queen bedroom has its own ensuite bathroom, complete with a shower, vanity unit, toilet, and hairdryer for added convenience.
TWIN-BEDDED ROOM #5
With new beds installed at the end of 2025 this room has one queen bed and one single bed.
The photographic artwork throughout is from Harry Potter World, giving the room a subtle, stylish theme that appeals to teens and adults alike.
The room includes a TV, nightstand, and lamp for added comfort.
The ensuite bathroom features a shower, vanity unit, toilet, and hairdryer. This bathroom is shared with Bedroom 6 as a Jack‑and‑Jill layout, but each bedroom has its own private access for convenience and privacy.
TWIN BEDDED ROOM #6
Refurbished at the end of 2025 and early 2026, this bedroom has been transformed from a bunk‑bed room into a bright and welcoming twin room
perfect for younger guests. It features Mickey Mouse bedding and themed artwork on the walls, creating a fun and cheerful space. For guests who prefer Minnie Mouse, alternative pink Minnie bedding is available, and there is also non‑Disney bedding for adults who may wish to use the room.
The room includes a nightstand with lamp, a wall‑mounted TV, and a large double‑door wardrobe offering plenty of storage.
The ensuite bathroom features a shower, vanity unit, toilet, and hairdryer. This bathroom is shared with Bedroom 5 in a Jack‑and‑Jill layout, but each room has its own private access for comfort and convenience.
LOFT AREA
In addition to the spacious family living room and downstairs lounge, the villa also features a large open loft area upstairs—a welcome extra space for relaxing or having fun.
Designed as a cosy retreat, the loft includes a PS4 console with a selection of games, connected to a TV with a sound bar for an immersive experience. The console area is decorated with fun, bright, gaming‑inspired pictures and signs, giving the space a playful, modern feel that guests of all ages love.
A comfortable leather sofa provides the perfect spot for serious gaming, enjoying a film, or simply unwinding with a good book.
The villa is fully air‑conditioned throughout, maintaining a consistently cool and comfortable temperature whatever the weather outside. For those who prefer a gentle breeze or want extra airflow on warmer days, ceiling fans are installed in every bedroom, the loft area, the games room, and the main family living room.
The entire villa has been decorated and furnished by a leading interior designer, ensuring a high standard of style, comfort, and quality in every room—creating a luxurious, welcoming environment for your stay.
OUTSIDE AREA
The front of the villa is attractively landscaped with palm trees and shrubs, creating a warm and welcoming first impression.
The driveway is also larger than most on Watersong, offering parking for up to four cars—an important feature, as on‑street parking is not permitted on the resort.
At the rear, the villa enjoys a wonderful open view across woodland and a peaceful lake—an idyllic backdrop for relaxing days by the pool.
The 30’ x 15’ pool (maximum depth 5’) and separate spa/hot tub both feature in‑built floodlighting, allowing you to enjoy evening swims or a soothing soak under the stars. For families with young children, safety is a priority: a secure pool fence is always installed before your arrival.
The pool deck is one of the largest—if not the largest—on Watersong, extended to an impressive 1,200 square feet to make the very most of the Florida sunshine. It is furnished with high‑quality outdoor furniture, including four loungers with drinks tables, two dining tables with seating for up to 10 people, and a stylish, exceptionally comfortable 12‑seater rattan sofa set complete with coffee table and footstool. It’s the perfect space for group chats, sunbathing with a book, or enjoying meals outdoors.
The entire pool area is enclosed by a lanai, with 6‑foot privacy screening on both sides so you can truly relax without feeling overlooked. Importantly, the beautiful views of the woodland and lake remain completely unobstructed, allowing you to enjoy the abundant birdlife that Watersong is known for. Guests often spot squirrels, deer, armadillos, and even the occasional elusive tortoise.
